The Project

Glossbrook Builders Ltd appointed Volsen to undertake the installation of a roofing system on their residential development project covering 2 blocks, over 3 storeys. The development was on behalf of social housing provider Stonewater to create 19 affordable homes on a shared Ownership and Rental basis with associated bin and cycle stores. The site was situated on a former vacant office building and benefitted from a town centre location, close to shops, services, leisure facilities and schools whilst being just a short walk from the picturesque harbour and Quay.

The client was looking for a Zinc roof style effect to the mansard roof and associated dormers in a material that was more cost-effective than Zinc, to suit their specification and budget. We challenged the industry norm by applying Trocal SGK 1.5mm, which is traditionally a flat roofing membrane, to the mansard roof pitch and combined this with the installation of imitation standing seams to mimic a Zinc roof. To complete the look, we continued the Trocal over the Dormers completely encapsulating them in membrane which is a cheaper option for the Client compared to Lead or Cladding. This provided continuous waterproofing over that area with no junctions between systems which could cause a problem in the future. This allowed cost savings for the Client, as only one trade was required on-site to complete the whole area.

The gutter profile was completed in a powder-coated aluminium to the capping, fascia and soffits in a colour match with the Trocal Slate Grey to seamlessly blend with the mansard roof. For thermal efficiency, tissue faced PIR insulation boards in 100mm thickness were laid onto the timber deck to create a warm roof. The falls for drainage were created during the construction of the deck to allow drainage to the new box gutters below the mansard roof.
